What a visit covers
Condenser cleaned properly rather than blown at, evaporator condition and defrost operation, refrigerant charge verified, door gaskets and heaters, drain lines flowed, electrical connections and amp draw, controls and set points, and ice machine descale and sanitation where there is one.
Why operators buy it
Two reasons, and neither is the coil. The first is that a clean correctly charged system uses less power to hold the same temperature, and refrigeration runs all day every day, so that shows up on the bill. The second is the paperwork. A scheduled service history with temperatures logged is the thing you want to hand an inspector.
Multiple locations, one contractor
